We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Clarendon Hills, IL basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
We're bonded and insured for both residential and light commercial basement work across Clarendon Hills, IL.
Most inspection requests get a same-day or next-day appointment, not a two-week wait.
No hourly billing and no change orders once your basement floor is already open.
We use pin-type moisture meters and a flashlight-and-crowbar inspection to trace water back to its real entry point.
Every Clarendon Hills, IL Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
The core fix for most Clarendon Hills, IL basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
The cove joint where the floor meets the foundation wall is one of the most common Clarendon Hills, IL leak points, and we seal it as part of every interior system.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Poor window well drainage is one of the most overlooked Clarendon Hills, IL basement leak sources, and it's often the cheapest fix on the list.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.
"We'd patched a basement crack twice ourselves before calling. The interior drain tile system actually fixed it instead of just hiding it again."
— Clarendon Hills Homeowner
"Sump basin was undersized from the last owner's DIY job. They resized it and we haven't had a drop since."
— Clarendon Hills Customer
"They walked us through exactly why the water was coming in before quoting anything, which no one else had bothered to do."

Every Clarendon Hills, IL quote is itemized in writing so you can see exactly what drives the total.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
Not always — an isolated, non-leaking crack can sometimes be handled with injection alone.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Warranty terms are often transferable if you sell the property later.
If your Clarendon Hills address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
