We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
Basement waterproofing mistakes usually come down to one thing: fixing the symptom instead of the source. A contractor who paints over a wet wall without checking cove joint condition or exterior grading is setting you up for the same call again in a year or two.
Every technician carries full state licensing and liability coverage before they ever step into your basement.
Most inspection requests get a same-day or next-day appointment, not a two-week wait.
No hourly billing and no change orders once your basement floor is already open.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
Every Niles, IL Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
The core fix for most Niles, IL basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Every drain tile system needs a properly sized sump pump — we calculate basin size and pump horsepower from your square footage and local water table depth.
The cove joint where the floor meets the foundation wall is one of the most common Niles, IL leak points, and we seal it as part of every interior system.
A dimpled plastic membrane behind any finished basement wall channels residual moisture down to the drain tile instead of trapping it behind drywall.
Poor window well drainage is one of the most overlooked Niles, IL basement leak sources, and it's often the cheapest fix on the list.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.
