We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Schaumburg, IL basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
We're bonded and insured for both residential and light commercial basement work across Schaumburg, IL.
Most inspection requests get a same-day or next-day appointment, not a two-week wait.
You get one written number before drilling starts, covering drain tile, sump basin, and discharge line.
We use pin-type moisture meters and a flashlight-and-crowbar inspection to trace water back to its real entry point.
Every Schaumburg, IL Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
The core fix for most Schaumburg, IL basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Every drain tile system needs a properly sized sump pump — we calculate basin size and pump horsepower from your square footage and local water table depth.
Vertical wall cracks get epoxy or polyurethane injection depending on whether they're still actively weeping.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Poor window well drainage is one of the most overlooked Schaumburg, IL basement leak sources, and it's often the cheapest fix on the list.
A quick phone conversation lets us bring the right equipment on the first visit instead of a second trip.
A technician walks the basement with a moisture meter, checking walls, floor, and cove joints to trace the water back to its actual source.
You'll see drain tile footage, sump specs, and labor broken out separately, not one vague lump-sum number.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.

— Schaumburg Homeowner
"Water came in around our window well every time it rained hard. They regraded it and added a drain line — problem solved."
— Schaumburg Customer
"Appreciated that the estimate matched the final invoice exactly — no surprise add-ons once the floor was already open."

Cost depends on linear footage, sump basin size, and whether cove joint sealing is included — we won't give a number without an in-person inspection.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Warranty terms are often transferable if you sell the property later.
