We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Caledonia, MI basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
Every technician carries full state licensing and liability coverage before they ever step into your basement.
Our Caledonia, MI crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
You get one written number before drilling starts, covering drain tile, sump basin, and discharge line.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
Every Caledonia, MI Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
We route drain tile beneath the existing slab line so flooring disruption stays minimal during installation.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
Vertical wall cracks get epoxy or polyurethane injection depending on whether they're still actively weeping.
A dimpled plastic membrane behind any finished basement wall channels residual moisture down to the drain tile instead of trapping it behind drywall.
Window wells that hold water after a storm are a direct pressure point against the glass and frame — we add gravel beds and drain lines tied into the main system.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
You'll see drain tile footage, sump specs, and labor broken out separately, not one vague lump-sum number.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.

Every Caledonia, MI quote is itemized in writing so you can see exactly what drives the total.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
