We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
Basement waterproofing mistakes usually come down to one thing: fixing the symptom instead of the source. A contractor who paints over a wet wall without checking cove joint condition or exterior grading is setting you up for the same call again in a year or two.
We're bonded and insured for both residential and light commercial basement work across Novi, MI.
Our Novi, MI crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
You get one written number before drilling starts, covering drain tile, sump basin, and discharge line.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
Every Novi, MI Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
We route drain tile beneath the existing slab line so flooring disruption stays minimal during installation.
Every drain tile system needs a properly sized sump pump — we calculate basin size and pump horsepower from your square footage and local water table depth.
The cove joint where the floor meets the foundation wall is one of the most common Novi, MI leak points, and we seal it as part of every interior system.
A dimpled plastic membrane behind any finished basement wall channels residual moisture down to the drain tile instead of trapping it behind drywall.
Poor window well drainage is one of the most overlooked Novi, MI basement leak sources, and it's often the cheapest fix on the list.
A quick phone conversation lets us bring the right equipment on the first visit instead of a second trip.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.

— Novi Homeowner
"Water came in around our window well every time it rained hard. They regraded it and added a drain line — problem solved."

Every Novi, MI quote is itemized in writing so you can see exactly what drives the total.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Warranty terms are often transferable if you sell the property later.
