Interior drainage, exterior grading, crack injection, or a combination — we scope what your Athens, MI basement actually needs.
Chronic wet basements are rarely caused by just one thing, which is exactly why single-service contractors so often leave the problem half-solved. Our diagnostic process checks grading, drainage, and crack condition together before recommending a fix.
We check walls, floor, grading, gutters, and window wells before recommending a repair, not just the spot where you noticed water.
Our technicians know the common wet-basement patterns specific to Athens, MI construction styles and soil conditions.
Whatever combination of repairs your basement needs, the price is quoted in writing before any work begins.
That range means the diagnosis drives the fix, not which single service a narrower contractor happens to offer.
Every Athens, MI Wet Basement Repair job starts with an inspection, not a generic package — here's what that typically includes.
We use moisture meters, visual inspection, and a review of exterior grading and gutters to identify every contributing water source, not just the obvious one.
This is the most common fix for Athens, MI basements with a consistently high water table.
Cracks are often a secondary contributor alongside grading or drainage issues, not the sole cause.
We correct grading and extend downspouts as part of the full repair scope where the inspection points that direction.
Chronic basement moisture creates conditions for mold growth, and part of our repair scope is getting humidity down to a level that doesn't support it.
That history helps us prioritize what to check first during the on-site visit.
A technician checks interior walls and floor, exterior grading, gutters, and window wells to build a complete picture of what's driving the moisture.
We explain the reasoning behind each recommendation so the plan makes sense, not just a list of line items.
Repairs are completed according to the written scope, and we test the system — pump, drain flow, or injection — before considering the job done.
"Turned out our wet basement was grading AND a failed crack, not just one or the other. Fixing both finally solved it."
