A wet basement can come from a dozen different sources, and we trace yours back to the real cause before recommending any fix.
Chronic wet basements are rarely caused by just one thing, which is exactly why single-service contractors so often leave the problem half-solved. Our diagnostic process checks grading, drainage, and crack condition together before recommending a fix.
We check walls, floor, grading, gutters, and window wells before recommending a repair, not just the spot where you noticed water.
Our technicians know the common wet-basement patterns specific to Xenia, OH construction styles and soil conditions.
We break down each component of the fix so you understand what you're paying for and why it's included.
That range means the diagnosis drives the fix, not which single service a narrower contractor happens to offer.
Every Xenia, OH Wet Basement Repair job starts with an inspection, not a generic package — here's what that typically includes.
A written diagnostic summary explains what we found and why we're recommending a specific repair combination.
This is the most common fix for Xenia, OH basements with a consistently high water table.
Cracks are often a secondary contributor alongside grading or drainage issues, not the sole cause.
A surprising number of Xenia, OH wet basements trace back to grading that slopes toward the foundation or downspouts discharging too close to the wall.
Chronic basement moisture creates conditions for mold growth, and part of our repair scope is getting humidity down to a level that doesn't support it.
That history helps us prioritize what to check first during the on-site visit.
A technician checks interior walls and floor, exterior grading, gutters, and window wells to build a complete picture of what's driving the moisture.
We explain the reasoning behind each recommendation so the plan makes sense, not just a list of line items.
We're available to reassess if conditions change after a major storm, since Xenia, OH weather can be unpredictable.

Every recommendation is itemized in writing so you understand what's driving the total.
