We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Westchester, IL basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
We're bonded and insured for both residential and light commercial basement work across Westchester, IL.
Our Westchester, IL crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
You get one written number before drilling starts, covering drain tile, sump basin, and discharge line.
We use pin-type moisture meters and a flashlight-and-crowbar inspection to trace water back to its real entry point.
Every Westchester, IL Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
We route drain tile beneath the existing slab line so flooring disruption stays minimal during installation.
Every drain tile system needs a properly sized sump pump — we calculate basin size and pump horsepower from your square footage and local water table depth.
The cove joint where the floor meets the foundation wall is one of the most common Westchester, IL leak points, and we seal it as part of every interior system.
A dimpled plastic membrane behind any finished basement wall channels residual moisture down to the drain tile instead of trapping it behind drywall.
Poor window well drainage is one of the most overlooked Westchester, IL basement leak sources, and it's often the cheapest fix on the list.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
Most residential basement jobs finish in one to three days, and we test the sump pump under load before we leave.

Cost depends on linear footage, sump basin size, and whether cove joint sealing is included — we won't give a number without an in-person inspection.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Yes, every interior drain tile and sump installation comes with a written warranty, explained in full before you approve the quote.
If your Westchester address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
