We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
Basement waterproofing mistakes usually come down to one thing: fixing the symptom instead of the source. A contractor who paints over a wet wall without checking cove joint condition or exterior grading is setting you up for the same call again in a year or two.
We're bonded and insured for both residential and light commercial basement work across Lexington, MI.
Our Lexington, MI crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
No hourly billing and no change orders once your basement floor is already open.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
We scope every Basement Waterproofing job in person before quoting it, since two properties with the same symptom rarely need the same fix.
We route drain tile beneath the existing slab line so flooring disruption stays minimal during installation.
Every drain tile system needs a properly sized sump pump — we calculate basin size and pump horsepower from your square footage and local water table depth.
The cove joint where the floor meets the foundation wall is one of the most common Lexington, MI leak points, and we seal it as part of every interior system.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Poor window well drainage is one of the most overlooked Lexington, MI basement leak sources, and it's often the cheapest fix on the list.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
You'll see drain tile footage, sump specs, and labor broken out separately, not one vague lump-sum number.
Most residential basement jobs finish in one to three days, and we test the sump pump under load before we leave.

Cost depends on linear footage, sump basin size, and whether cove joint sealing is included — we won't give a number without an in-person inspection.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
We provide photos and moisture readings that many Lexington, MI homeowners have used to support a claim.
