We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
Basement waterproofing mistakes usually come down to one thing: fixing the symptom instead of the source. A contractor who paints over a wet wall without checking cove joint condition or exterior grading is setting you up for the same call again in a year or two.
We're bonded and insured for both residential and light commercial basement work across Oak Brook, IL.
Most inspection requests get a same-day or next-day appointment, not a two-week wait.
You get one written number before drilling starts, covering drain tile, sump basin, and discharge line.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
Every Oak Brook, IL Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
The core fix for most Oak Brook, IL basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
The cove joint where the floor meets the foundation wall is one of the most common Oak Brook, IL leak points, and we seal it as part of every interior system.
A dimpled plastic membrane behind any finished basement wall channels residual moisture down to the drain tile instead of trapping it behind drywall.
Poor window well drainage is one of the most overlooked Oak Brook, IL basement leak sources, and it's often the cheapest fix on the list.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
A technician walks the basement with a moisture meter, checking walls, floor, and cove joints to trace the water back to its actual source.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
You'll get warranty paperwork and a walkthrough of how the system works so you know what to expect going forward.
"We'd patched a basement crack twice ourselves before calling. The interior drain tile system actually fixed it instead of just hiding it again."
— Oak Brook Homeowner
"Water came in around our window well every time it rained hard. They regraded it and added a drain line — problem solved."
— Oak Brook Customer
"They walked us through exactly why the water was coming in before quoting anything, which no one else had bothered to do."
— Oak Brook Homeowner
"Installed a battery backup sump pump for us right before a big storm season — glad we did it when we did."
— Oak Brook Customer
Every Oak Brook, IL quote is itemized in writing so you can see exactly what drives the total.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Yes, every interior drain tile and sump installation comes with a written warranty, explained in full before you approve the quote.
If your Oak Brook address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
